We, the owners, have been renting 3 homes for the past 12 plus years, and you can look us up as owners through number of positive reviews on various sites. We do our very best to provide for a pleasant vacation at a reasonable cost. Please verify your reservation dates before proceeding to book. Guests do not like too many rules and neither do we. We have kept the rules as minimal as possible so as not to violate Monroe County Rental Rules and keep our cabin enjoyable for you and for future guests. We strongly encourage our potential guests to ask as many questions about the accommodations before you book. This will allow us to set your expectations and provide for a pleasant vacation.

Q. What are rules for this Rental at Monroe County?
A. Minimum Rental is 28 Days to a single family or party (no subleases allowed). This code from MONROE county is strictly enforced, and there are simply no exceptions to this rule. Rentals less than 28 days will never be considered. The violation is $16,000 by Monroe county. Neither us as owners nor you as guests need to be put in this situation. We typically request all guests to sign a lease with a minimum of 28 consecutive days stay to be protected.
Q. What are the house rules for this Rental?
A. This Cottage is an owner operated business. We meticulously clean between guests to ensure a most pleasurable vacation experience. There is a leave as you found it policy except for Linens. We ask guests to care for our cottage as though it were their own. After your departure, if it takes more than 3 hours to clean, you will be charged an extra $45/hour for additional hours.
Guests can enjoy within property lot lines. There is no trespassing in neighboring lots or docks. Quiet time is after 9 pm.
Q. You indicate “leave it as you found policy except for linens”. What does this really mean. Do we have it to leave it spotless to get our security refund?
A. We have this policy to deter guests who may disrespect our property. We believe majority including potential guests like you are respectful of another people’s property. We have been cleaning the property ourselves for the past 12 plus years and it does not usually take more than 3 hrs. to clean if the guests leave it reasonably clean. Our cleaning policy is as follows:
You do not need to make the beds or clean the linens. We request you to put the towels in washer before you leave, and we will dry them out.
Do not leave dirty dishes in the sink. Please rinse dishes and run them through the dishwasher and put the dishes away.
Place garbage in black garbage bags and place the garbage cans in the yard. Loose garbage (not bagged) will be fined by Monroe Waste Management (not us). Any fines related to improper disposal of garbage will be passed on to you.
Q. What are your refund policies?
A. We typically refund your security deposit through the service that you booked, typically within 5 days of your departure. We as owners have never held security deposits for the past 12 years and tend to give full refund if the house rules are complied with. As per the agreement, guests are requested to notify owners of any issues and allow owners to rectify any issues before formally lodging a complaint or requesting refunds. This includes TV resets, and other items. Please allow the owners a reasonable time to rectify any issues.
Q. What is the max size of the boat we can bring and what are your good neighbor policies?
A. Only 24 to 32 ft. boats are allowed. We do not guarantee tide or launch conditions. Renters can boat and fish at their own risk following national, state and county rules. Guests can enjoy themselves within property lot lines. There is no trespassing into neighboring lots or swimming or boating into neighboring docks. See navigation map (in photo gallery) for entry and exit to from dock to the bay. Quiet time is from 9 pm to 8am.
Q. When is check-in and check-out?
A. Check-in is at 3:00pm. Checkout is 10:00am. NO Early check-ins or late check-outs without prior permission.
Q. Do you allow pets or smoking?
A. Pets and smoking are NOT allowed.
Q. How close is the home to the Key West?
A. The home is approximately 20 miles away from Key West.
Q. How will I get the keys?
A. We have a lock box with a keypad to the left of the door. There are typically 2 online payments. First half during booking and 2nd half 21 days before you arrive. A code will be provided
Q. Is your cabin handicapped accessible?
A. The stairs to the cabin are 9 flights of stairs from the garage. No, the cabin is not handicapped accessible. Please seek alternative accommodations if you feel your family needs this facility.
Q. Are linens and towels provided or do I need to bring my own? '
A. No need to bring your own linens and towels. We will be providing fresh linens and towels at the beginning of your stay.
Q. How close is the nearest store or shopping center and what is provided in the kitchen?
A. We do not provide food. Salt and pepper are provided as well as pots pans, utensils, dishes, and a coffee maker with coffee and supplies. Our town also has many restaurants to choose from. Murray’s market is 1.2 miles down highway 1. The main shopping center (win-Dixie) is 8.3 miles on highway 1 on Big Pine Key.
Q. Is there internet access and cable?
A. Yes, we have high speed wireless internet throughout our entire house. Each room is equipped with cable and flat screen Tvs. If the Tv’s do not work, it is your responsibility to call us first so we can take care of the situation. Please use the cable remote and not the TV remote. Please do not reprogram the TV’s to the detriment of the next guest.
Q. Is there daily housekeeping service?
A. There is NO daily housekeeping service. We keep our home very clean and ask that you maintain this level of cleanliness during your stay.
Q. Is there air conditioning and washer -dryer? Is there a blow dryer and iron?
A. Yes, there is FULL air conditioning at the home. There is a washer-dryer in the garage. There is a blow dryer and iron in the cottage under the bathroom sink. There is an iron in the second bedroom closet.
Q. Is the home secluded?
A. The home is outside the hustle and bustle of town, located on a cul-de-sac. It is far from the main road and is very quiet. It is a residential neighborhood. Residents prefer it remain quiet. You see the stars on clear nights, and spectacular sunsets.
Q. How many guests are allowed and how many vehicles are allowed?
A. A maximum of 6 guests are allowed and two vehicles are allowed at vacation rental properties as per Monroe County Rental Law. You are also allowed to park your boat.
Q. Is there a recording or security device on the property?
A. We respect the privacy of our guests. There are no security cameras or recording inside the cottage. However, there is a camera facing the door entrance only to monitor security of the home and our guests. However, there is a security camera at the door and one that monitors the canal and boat ramp area. These cameras are used for general security and theft prevention and for the security of our guests
Q. What is your cancellation policy?
A. We follow the cancellation policy of the service that you booked with. Typically, a sixty (60) day notice is required for cancellation. Cancellations made more than sixty (60) days prior to the arrival date will incur no penalty except for the PayPal and Credit Card transaction fees involved.

Great Visit- cudjoe
This 2-bedroom house was just the right size for the two of us and allowed us enough room for comfort and storage, as well as space to work during our travel. The proximity to the water is very relaxing.
After being in one place for 3 months, we kind of got attached to this place. On Cudjoe, off Spanish Main, you are minutes from shopping , the gym, and some pretty great restaurants. No more than 30 minutes from downtown. Super clean when we arrived.The master bedroom bed was super comfortable. The shower was luxurious and always ran hot. We had guests who told us the guest bedroom was very comfortable. The kitchen was very well appointed and easy to cook in (we love to cook). But...the most spectacular part of this property are those sunsets. We would actually leave our days activities early to get back and have a cocktail on the back-porch with the world renowned Key West Sunsets. We photographed over 40 in the 3 months we were there. All different and all equally amazing. Janet and Imitiaz are really wonderful people. They were always accessible and constantly reiterated to call them for anything. The few times we had questions we got responses within minutes via text. The other big plus for us was the garage. Being able to park our vehicle out of the elements was huge. We would highly recommend this property for a fun stay in the lower Keys!
My family and I had an absolutely stay at this property. The house is immaculate and newly remodeled. The property is in a quiet neighborhood and close the Key West. The canalfront location allowed us to dock our boat for easy day trips into the Atlantic. We plan to return as soon as possible. It is without reservation that I recommend the property highly!!
to say this place is incredible would be a huge understatement. everything from dealing with the owner both before and during the stay(he contacted us several times to make sure things were OK) to receiving back our security deposit went very smoothly.
the house itself was perfect for us. furniture was clean and just as you'd want. location is perfect in that it is roughly the same distance either west or east to key west or marathon. we wanted a VERY low key, low stress rental and this certainly fit that bill! my son and i caught tons of fish right off the dock both morning and night (heat of the day seemed to turn off the bite). for beach trips, we chose Sombrero beach in marathon (only 25 miles east) as that was the 'sleepiest'. no crowd at all at anytime of the day as we went both early in the day once and then late in the afternoon the next. the only noise we heard at night was the peaceful sound of gentle winds/breezes flowing through the trees. AC worked very well (we're from DRY, Southern California so humidity causes us serious discomfort). we couldn't have been happier with selecting this place for our vacation!!! 2 thumbs up. in fact, planning for next year's stay is already underway!!!
Simply perfect home for anyone who wants a Waterfront vacation. This beautiful two bedroom house overlooks a gorgeous ocean view. The house has everything you need ! Updated bathrooms, large smart TVs, a beautiful balcony overlooking the water with a nice gas grill, and a great kitchen tailor-made for visiting families. It is also only 30 minutes to Key West so you are away from the hustle and bustle but can get to Key West quickly. We went there four times during our stay and had a great time. We brought our boat with us and it's very easy to get in and out of the dock outside the house, it made boating easy. We couldn't of found a better place for our family to spend time in the keys !
Our stay was wonderful! Our host Janet made sure we were satisfied and happy. The view from the wrap around deck was the best. I would love to stay here again. Very clean and updated house. Just an all around great experience that accommodated our group well. Nice quiet neighborhood with great views of ocean, wildlife and sunshine all within 15 minutes of Key West.
From the very moment we arrived we were pleased. Everything was exactly as described and the owners were so helpful and pleasant to deal with. The accompanying boat launch is a must for boaters, and with the quick access to Cudjoe bay plus the sunset views, we definitely didn’t want to leave. Will be back again next year for sure, and will miss every minute until then!

We had a great time. I used a 40 foot boat. I did not launch this from the house but boated from Fort Myers. I would not suggest anything over 30 foot in the future. The canal is around 33 feet wide. It is not that it can’t be done, but that they will have to really watch the tides. Below is a picture you can include in your rental ad for boaters, I marked the cut coordinates to get in the channel. The markers in the water are only two small PVC pipes. It should help you rent to more boaters in the future. Once in the CUT they need to stay close to shore, you can kind of see the canal from the satellite view. Experienced Boater
